Per quanto fossero collocate su un terreno fra i più appetibili e redditizi al mondo, dopo trent’anni i due edifici erano diventati decisamente obsoleti. Poiché ciascun piano era stato costruito come uno spazio aperto di oltre 4.000 metri quadrati, l’aumento dei costi energetici aveva reso i due edifici estremamente gravosi da riscaldare d’inverno, ed altrettanto gravosi da raffreddare d’estate. Il perimetro del WTC Plaza, inoltre, rappresentava un vero e proprio macigno nel mezzo della circolazione di Downtown Manhattan, una zona della città costruita all’inizio del secolo scorso, fatta tutta di strade lunghe e strette. I tassisti raccontavano che nell’ora di punta ci voleva più di un’ora solo per aggirare l’intero perimetro del World Trade Center. Mai il problema più ingombrante per le Torri Gemelle era rappresentato dall’enorme quantità di amianto che contenevano. […] Costruite in un’epoca (1969-1973) in cui l’amianto non era ancora proibito, questo composto fu usato sia per la protezione antincendio delle strutture in acciaio sia come isolante per le condutture dell’aria condizionata e dell’acqua. Solo nei primi anni ’70 l’amianto iniziò ad essere riconosciuto come cancerogeno, ma a quel punto la costruzione delle Torri Gemelle era quasi terminata. Non è chiaro fino a che punto della costruzione sia stato usato, né quale sia la quantità esatta di amianto utilizzato, ma le stime variano fra 400 e 5000 tonnellate complessive di amianto presenti nelle Torri Gemelle a costruzione ultimata. Man mano che venivano introdotti i regolamenti contro l’amianto, la situazione per le Torri Gemelle si faceva sempre più difficile, finché nel 1989 l’amianto fu definitivamente proibito in tutte le costruzioni civili. A quel punto si provò una soluzione di fortuna, incapsulando l’amianto delle Torri Gemelle con un cemento particolare, per evitare la dispersione nell’aria delle sue particelle. Ma verso la metà degli anni ’90 i nuovi regolamenti prevedevano che dovunque si intervenisse per fare delle riparazioni o delle opere di manutenzione, l’amianto presente venisse rimosso per intero. Nel frattempo, proprio a causa della sua pericolosità, il costo per la rimozione dell’amianto era diventato astronomico, poiché bisognava prima fare evacuare tutti i piani interessati, e poi utilizzare solo operatori specializzati, che dovevano lavorare esclusivamente con tute ermetiche e bombole di ossigeno. Una cosa è chiamare l’idraulico per riparare una tubatura rotta, ben altra e dover evacuare un piano intero, con dozzine di società commerciali che perdono soldi ogni minuto che passa, e poi chiamare una squadra di astronauti per fare lo stesso lavoro. Sul finire degli anni 90 i preventivi per la rimozione completa e lo smaltimento dell’amianto delle Torri Gemelle arrivavano ad un miliardo di dollari più o meno la cifra che sarebbe costato costruire una torre nuova. Con una mossa disperata la Port Authority, proprietaria delle Torri Gemelle, denunciò le compagnie di assicurazione perché si rifiutavano di coprire i costi della rimozione, ma alla fine di una lunga battaglia legale persa la causa. A quel punto la Port Authority si trovò fra l’incudine e il martello: non si poteva più effettuare la manutenzione delle Torri Gemelle, per il costo della rimozione dell’amianto, ma non si potevano demolire proprio per le grandi quantità di amianto che contenevano. L’unica soluzione sarebbe stata di smontarle pezzo per pezzo, ma il costo di una tale operazione era semplicemente improponibile. Fortuna volle che nella primavera del 2001 un imprenditore chiamato Larry Silverstein, già proprietario del Building 7, si sia offerto per rilevare la gestione delle Torri Gemelle con un lease di 99 anni. In quel momento il valore sul mercato delle Twin Towers era di circa 1,2 miliardi di dollari, ma Silverstein pagò 3,2 miliardi pur di entare rapidamente in possesso di quello che lui ha definito “il sogno della sua vita”. Nonostante la bomba del ‘93 avesse distrutto solo qualche piano all’interno della Torre Nord, nella nuova polizza assicurativa Silverstein fece aggiungere anche la possibilità di una distruzione completa delle torri per attacco terroristico. Non si sa mai - avrà pensato - metti che invece di un camioncino pieno di letame ne usano tre o quattro, e io rischio che venga giù tutto insieme. Quello che è successo l’11 di settembre lo sappiamo tutti. Il mattino del 12 settembre Silverstein era talmente abbattuto per la perdita dei suoi “gioielli”, che andava dicendo a tutti di essere certo di poter incassare dall’assicurazione il doppio del massimale previsto – 7 miliardi invece di 3,5 - “perché si è trattato di due attacchi terroristici separati”. Alla fine della lunga battaglia legale, Silverstein ha preso 4,5 miliardi di dollari per ricostruire le Torri Gemelle, ritrovandosi in mano cento ettari di spazio per uffici da ricostruire su un terreno fra i più ambiti e redditizi al mondo. Nel frattempo l’amianto delle Torri Gemelle lo hanno respirato tutto i soccorritori che hanno lavorato alacremente per sgomberare il suo terreno dalla macerie, e che oggi stanno morendo a centinaia, falciati dal mesotelioma e da altre malattie respiratorie, nel silenzio più vergognoso della stampa di tutto il mondo.
